Terms of Service

Website and Buyer Account Terms · Version 1.1 · Effective 1 September 2026

These Terms of Service (“Terms”) explain how you can use the With Grace website, the Grace AI chat widget on our landing pages, and the buyer dashboard you get if you register with us (together, the “Site and Services”). They are operated by W Grace Pte. Ltd. (“With Grace,” “we,” “us,” “our”). By browsing, chatting with Grace, or signing up, you’re agreeing to these Terms.

We’ve kept these Terms short on purpose. You don’t need to sign anything separately to browse the Site or to register as a prospective buyer — these Terms cover you. Our Privacy Policy sits alongside them and explains in full how we handle your personal data; where the two documents differ on a data question, the Privacy Policy governs.

1. What With Grace Does

With Grace acts as a client’s representative for people building something that hasn’t existed before: vision keepers, landowners, and developers designing the future of living. We hold a project’s vision intact from the first site visit through to the first resident, across three phases we call Designing, Becoming, and Building. The Site introduces our work and our current projects across Bali, Singapore, and beyond.

We’re engaged by landowners and developers, and we also look after the people who come to us wanting to live in what they build. Standing between the two means being straight with you about who sees what you tell us. Section 5 sets that out in full.

2. Who These Terms Cover

These Terms apply whether you’re browsing anonymously, chatting with Grace, or signed in to a buyer account. A few things worth stating plainly about that account:

If you’ve signed a separate agreement with us as a client, developer, or landowner — a platform or services agreement, for example — that agreement governs your use of our software services and takes precedence over these Terms.

3. The Grace AI Widget

Grace is an AI assistant available on our landing page. It runs on third-party AI models (currently Google Gemini and Anthropic Claude) and can answer questions about With Grace, our projects, and how we work.

A few things worth knowing before you chat with Grace:

4. What We Store, and When

If you’re browsing the Site or chatting with Grace without an account, we don’t store personally identifying information from that conversation — no name, email, or phone number — beyond what’s needed to keep the conversation running during your session.

We should be precise about one thing, though: like any website, we do log basic technical information on every visit whether you’re signed in or not — IP address, browser, device, and pages viewed. We need it to run the Site and keep it secure, we keep it for 12 months, and we don’t use it to build a profile of you.

We start storing personal data about you when you take an affirmative step to identify yourself: registering interest in a project, creating an account, or writing to us. From that point, our Privacy Policy explains exactly what we hold, why, and how to see, correct, or delete it. You can ask us to delete it at any time, and we’ll do that within 30 days — including from backups, logs, and Grace’s memory of your account.

What you type to Grace may be processed by our AI providers (Gemini and Claude) so they can generate a response. We don’t let them use your conversation to train their general-purpose models, and we never sell your data.

5. Who Sees What You Tell Us

This is the question we’d want answered if we were the ones signing up, so here it is directly. Your information stays inside the With Grace team unless sharing it is genuinely needed to do something you’ve asked us to do.

We never sell your data, and we never share it for anyone else’s marketing. If you want to know whether anything about you has been shared, and with whom, just ask us at hello@wgrace.co and we’ll tell you.

6. Signing In with a Third-Party Account

If you sign up as a property buyer or client, you can create your account using a third-party sign-in provider. We currently offer Sign in with Google, and we may add others over time, such as Sign in with Apple. We use this only to verify who you are and let you securely access Grace and your With Grace dashboard, nothing more.

Whichever provider you use, we ask for the minimum needed to identify your account: your name, email address, and profile photo where the provider supplies one. With Google specifically, that means the basic profile and email scopes and nothing further. We don’t request access to your files, mail, contacts, calendar, photos, or any other data held by that provider, and we don’t use what’s shared for advertising or for training any AI model.

If you’re just browsing the Site or chatting with Grace without signing in, none of this applies. Third-party sign-in, and any storage of your name, email, or photo, only happens once you take that affirmative step to sign up. You can revoke our access at any time in your provider’s permissions settings, and ask us to delete the data by writing to hello@wgrace.co.

Content on the Site and in your dashboard, and anything Grace tells you, is for general information only. It’s not legal, financial, investment, or property advice, and it doesn’t count as an offer, reservation, or contract for any project or unit. Project details, timelines, and availability can change, so please confirm anything important directly with our team before relying on it — we’d much rather you asked.

9. Intellectual Property

The Site, including its design, text, project descriptions, and the Grace AI experience, belongs to With Grace or our licensors. You may view and share it for personal, non-commercial purposes, but you may not reproduce, modify, or distribute it commercially without our written permission.

10. Liability

The Site and the Grace widget are provided “as is.” To the fullest extent permitted by law, With Grace is not liable for loss arising from your use of the Site or reliance on information provided by Grace. Nothing in these Terms excludes or limits any liability that cannot be excluded or limited under Singapore law, and we do not exclude liability for our own fraud or wilful misconduct.

None of this affects the commitments we make about your personal data in section 5 or in our Privacy Policy.

11. Changes to These Terms

We may update these Terms from time to time as the Site evolves. The “Effective” date at the top shows when they last changed. Where a change materially affects your account or how we handle your personal data, we’ll email registered users before it takes effect. Continuing to use the Site after an update means you accept the revised Terms.

12. Governing Law

These Terms are governed by the laws of Singapore, and any dispute is subject to the exclusive jurisdiction of the Singapore courts. If something has gone wrong, please write to us first — we would far rather put it right than argue about it.
